Recommended frequency of inspection and testing of rented property
The Institute of Electrical Engineers (Requirements for Electrical Installations BS7671) guidance note 3 states that:
' A landlord is required to provide a tenant with an electrical installation in good condition and repair. The landlord should maintain the installation in a condition suitable for the use intended, and ensureĀ that repairs are undertaken by a competent person.'
additionally that:
3.2 (i) legislation requires that electrical installations are maintained in a safe condition and therefore must be periodically inspected and tested.
(iii) additionally, periodic inspection and testing should be considered:
(a) to asses compliance with BS7671
(b) on a change of occupancy of the premises
(c) after alterations or additions to the original installation.
(e) because of any significant change in the electrical loading of the installation.
(f) where there is reason to believe that damage may have been caused to the installation.
The Institute of Electrical engineers recommends a maximum period of 5 years / Change of occupancy between Inspections & Testing on domestic installations being rented/let. However the following must be taken into consideration when determining frequency:
(i) the type of installation
(ii) its use and operation.
(iii) the frequency and quality of maintenance
(iv) the external influences to which it is subjected.
