Common questions about electrical testing and compliance
Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, landlords must have electrical installations inspected and tested at least every 5 years by a qualified electrician. The EICR must be provided to tenants within 28 days of the inspection and to new tenants before they move in. Landlords who fail to comply face civil penalties up to £30,000 per breach, and their insurance may be invalidated in the event of a claim. Scotland and Wales have separate but equivalent legislation requiring similar periodic inspection intervals.
